Book Direct vs. Airbnb
"Book direct and save" is on every independent rental site on the internet, usually with nothing behind it. This page shows the actual mechanism for this condo, with the actual numbers, including the parts that do not favour us.
Why the same condo has three prices
Our availability and pricing are managed in one place and pushed out to each channel. Booking platforms charge the host a commission on every reservation, and each platform charges a different rate. To end up with the same amount after each platform takes its cut, a different markup is applied to each channel:

So the difference is not a discount we are offering, and it is not a penalty the platforms impose on you. It is the platform's commission, made visible. When you book direct, that cost simply is not in the transaction.
What that looks like in dollars
At a base nightly rate of $299, the same night works out as:

Roughly $45 a night between direct and Airbnb. Over a five-night stay that is about $225 — a decent dinner out, a whale-watching trip for two, or a day of snorkel rentals.
How to read these numbers. They compare nightly rates only, and they deliberately exclude the separate guest service fee each platform adds at its own checkout. That fee varies by booking and we cannot predict it, so we have left it out entirely — which means the real gap is wider than shown here, not narrower. We would rather understate it and be right.
Rates are dynamic and change by season and demand. The figures above are the July 2026 base rate, shown to illustrate the mechanism. The calendar on the main page shows the exact total for your dates — that is the number to trust, not this one.
What else you get booking direct
Beyond the rate:
- You talk to the owner. Questions before booking, during planning, and mid-stay go to the person who owns the condo, not a support queue.
- The full total before you commit. Rate, cleaning, taxes, payment schedule and cancellation terms are all visible at checkout.
- A written rental agreement, which you sign before check-in — see the FAQs for how that works.
- Returning-guest rates. Guests who have stayed before get a discount on the nightly rate when booking direct.
When you should book on a platform instead
There are real reasons to use Airbnb or Vrbo, and pretending otherwise would make everything above less believable.
You want the platform's protection. Airbnb and Vrbo offer dispute resolution and rebooking assistance if something goes wrong. Booking direct means your recourse is the rental agreement and the owner's willingness to make it right. For some travellers — particularly on a once-in-a-decade trip — that safety net is worth more than $45 a night. That is a legitimate call.
You do not know us. Entirely fair. If a platform's review history is what makes you comfortable, use it. The condo is listed on both.
You want everything in one account. Some people genuinely prefer one app holding every trip, with messaging and receipts in one place.
You are paying with platform credit or gift cards, which obviously do not transfer.
We would rather you book the way you are comfortable booking. The condo is the same either way — same lanai, same twenty feet to the water.
How to book direct safely — with anyone
Direct booking has a genuine fraud problem, and generic advice to "book direct and save" ignores it. Whether or not you stay with us, these checks are worth running on any independent rental site:
- Secure card payment through a recognised checkout — never a bank transfer, wire, or payment app to a private individual.
- A verifiable property address you can find on a map, not just a neighbourhood.
- A real phone number that a person answers before you have paid anything.
- A written rental agreement and a clearly stated cancellation policy, both available to read before you pay.
- A licence or tax registration number displayed on the site. Ours is in the footer of every page.
If a site fails any of these, book through a platform instead. That is the correct advice even though it costs us bookings.
